Guests filter by amenities constantly. Wifi, kitchen, washer/dryer, free parking, AC/heating, and self-check-in are the most-searched filters. Missing even one means you are invisible to those searches.
Pricing: Start Low, Raise After 5 Reviews
No reviews means no trust. Price 20–30% below comparable listings for the first two to four weeks to accumulate your first five reviews quickly. Then raise to competitive rates. Always disable Smart Pricing — it consistently undervalues listings.
House Rules: Clarity Prevents Disputes
Vague rules lead to conflicts. Spell out: check-in/checkout times, no-party policy, smoking rules, pet policy, and extra guest limits. Start with a flexible cancellation policy to fill your calendar faster.
Check-in: Automate as Much as Possible
A smart lock or key lockbox enables self-check-in, unlocking that amenity filter. Pair it with an Airbnb guidebook covering your entry code, wifi password, parking instructions, and nearby amenities.
Tax and Legal: Requirements Vary by Location
Short-term rental income is taxable everywhere. Check your local short-term rental registration requirements, income tax obligations, and whether your building's bylaws allow it. Consult a local tax professional before you start earning.
Insurance: AirCover Alone is Not Enough
Airbnb's AirCover is helpful but has significant gaps. Supplement it with a short-term rental liability policy or a home insurance rider that covers commercial hosting activity. A few dollars a month can protect you from a five-figure claim.
Competitive Analysis: Know the Market Before You Launch
