Airbnb titles are capped at 50 characters. Pack in location, property type, and one unique feature. "Rooftop Studio — 3 min from Gangnam Station" beats "Cozy comfortable clean apartment" every time.

Description: Write From the Guest's Perspective

Frame everything around what the guest will experience, not what you have. Include practical details: check-in process, parking, nearest grocery store, public transport, and local restaurant picks.

Amenities: Check Everything That Exists

Guests filter by amenities constantly. Wifi, kitchen, washer/dryer, free parking, AC/heating, and self-check-in are the most-searched filters. Missing even one means you are invisible to those searches.

Pricing: Start Low, Raise After 5 Reviews

Short-term rental income is taxable everywhere. Check your local short-term rental registration requirements, income tax obligations, and whether your building's bylaws allow it. Consult a local tax professional before you start earning.

Insurance: AirCover Alone is Not Enough

Airbnb's AirCover is helpful but has significant gaps. Supplement it with a short-term rental liability policy or a home insurance rider that covers commercial hosting activity. A few dollars a month can protect you from a five-figure claim.

Competitive Analysis: Know the Market Before You Launch

Find five to ten comparable listings and study their prices (weekday, Friday, weekend), cleaning fees, extra guest fees, and review counts. This tells you exactly where to position your listing on day one.
